Delivery Methods

Integrated Project Delivery (IPD)

Integrated Project Delivery (IPD) represents construction’s most collaborative delivery method—a true partnership where owner, architect, engineer, and the PENTA construction team share risks, rewards, and decision-making authority equally. Unlike traditional methods where parties protect individual interests, IPD legally binds everyone to collective success through a single multi-party agreement. In this model, budget savings are distributed among all parties, while cost overruns are shared collectively, ensuring a unified team laser-focused on delivering the best possible outcome for your project.

Advocate / Stakeholder Alignment

The greatest strength of IPD is perfect alignment: every team member succeeds only when the owner succeeds. We collaboratively develop a Project Target Cost based on your budget and program requirements, with all project costs flowing into shared pools to incentivize efficient design and management. This alignment is reinforced by a mutual waiver of liability, which fundamentally changes behavior by encouraging the team to fix errors and solve challenges together.

We prioritize stakeholder integration, requiring active owner participation in all design meetings and including major specialty subcontractors and equipment vendors at the table from day one. Before design even begins, we conduct validation studies to right-size programs and optimize site options, often creating millions in value by questioning assumptions collaboratively.

Fast-Tracked Project Execution

IPD enables ultra-aggressive schedules through early team integration and parallel design-construction processes. PENTA joins the team at the project’s conception (0% design), providing real-time cost feedback and beginning procurement planning long before traditional contractors would be engaged. This early involvement allows us to submit site permits and begin construction—such as demolition and utilities—when the design is only 15% complete.

To reduce risk during early starts, we use a shared risk model where any necessary modifications are resolved collaboratively per a pain/gain schedule. We utilize “pull planning,” starting with your completion date and working backward to identify exactly what each trade needs from others, ensuring shared schedule ownership and zero delay claims.

Procurement Management / Long-Lead Identification

In an IPD environment, procurement is an integrated activity rather than a reactive one. We identify long-lead items during the initial planning and validation phase to lock in manufacturing slots before market volatility can impact the budget. By ordering critical materials like structural steel as early as 15% design, we protect the project from price increases and secure delivery dates that support the fast-track schedule. This collaborative approach ensures that procurement decisions are made based on the collective intelligence of the designers, subcontractors, and the owner.

Permit Acquisition & Support

Our IPD permit strategy leverages the trust and transparency of the unified team to move through regulatory approvals faster. We initiate pre-application meetings and submit site permit applications based on minimal design completion (15%) to allow construction to break ground months earlier than traditional methods. Because designers and builders are working in parallel, we can submit foundation permits at 30% design, allowing superstructure detailing to occur while the below-grade work is already underway.

Pre-construction Services

IPD preconstruction is a process of continuous collaboration where every design decision is informed by construction expertise and cost reality. We utilize “Target Value Design,” where the owner, architect, and PENTA collaboratively set a target cost and develop the design with continuous estimating to stay within budget. This eliminates the need for post-design value engineering by making real-time decisions on systems and materials as the design evolves.

Our preconstruction services also include set-based design, where we evaluate multiple options (such as different structural or mechanical systems) in parallel to determine the best lifecycle value before finalizing a path. All costs are tracked in a transparent, cloud-based cost model that updates in real-time based on BIM quantities, ensuring you see the budget status continuously.

Safety & QA/QC Management

The complexity of fast-track IPD projects demands rigorous safety and quality programs. We update Job Hazard Analysis as the scope evolves and engineering safety directly into the building’s design, such as specifying permanent fall protection anchorage and safe equipment access points. Fast-track pressure never compromises our “safety over production” culture; we maintain adequate crew sizes and strictly follow weather safety protocols.

Quality is enhanced by designer accountability; since PENTA and the designers are one team, any field issues are fixed collectively. We build full-scale mock-ups during design development to test envelope assemblies and review finishes, ensuring quality standards are met before mass production begins.

Transparent Project Reporting & Subcontractor Management

IPD offers superior transparency through a unified weekly dashboard that combines design milestones, construction progress, and budget tracking into a single report. You have daily access to an online portal where you can view superintendent reports, progress photos, and real-time workforce counts. Our open-book accounting means you see exactly where every dollar goes, including subcontractor contracts, purchase orders, and contingency usage.

We engage key trade partners during the design phase to review coordination and provide installation input, which improves the final design and builds commitment to the project goals. Subcontractor selection is performance-based, balancing competitive pricing with safety records and workforce availability to ensure the best value for the owner.

Close Out / Commissioning / Post-Construction Facility Management Support

IPD closeout is streamlined because the team that designed and built the project is the same team that commissions it. Our engineers lead the commissioning process, verifying that the systems they designed operate exactly as intended according to the sequence of operations. We perform commissioning progressively as systems come online, resolving issues while trades are still on-site to reduce final punch list items.

Final as-built drawings are more accurate because the designers update them in real-time as field changes occur. We provide your facility team with training directly from the designers and deliver comprehensive, searchable digital O&M manuals. Our unified warranty service means you only need one phone call for any design or construction issue, ensuring immediate solutions.
